Firm sets P3B capex for new condo in Panglao

HOMEGROWN developer Primary Homes Inc. has earmarked P3 billion in capital expenditures for the construction of Royal Oceancrest Panglao 2 which is slated for completion within five years.

The five-tower medium-rise residential project is located in Dao, Dauis, Panglao Island. It will have 1,291 units and is expected to be completed in the first quarter of 2026. It offers one-bedroom units with floor areas of 30 square meters to 44 square meters. Units are priced from P3.2 million.

Royal Oceancrest Panglao 2 is the company’s 10th residential project in Bohol since it entered the island in 2014. This is its second high-rise project in Bohol, after the success of Royal Oceancrest Panglao 1, a three-tower development in Dauis, which is now in the final stage of development. Most of the units at Royal Oceancrest Panglao 1 at 80 percent have been sold to the local market.

“We have seen how our Royal Oceancrest brand has been well perceived by the market. First, we successfully launched this in Mactan, Cebu. We eventually brought this brand to the Bohol market, and we’ve seen how promising and optimistic the real estate market here is, so we saw the need to expand the project,” said Ramero Espina, the company’s vice president for sales and marketing.

To have a better preview of the units to be erected in Royal Oceancrest Panglao 2, Primary Homes opened its first condominium showroom on Jan. 26, 2023. Espina said the showroom will allow Boholanos to have an even better appreciation of condominium investment and vacation rental properties.

“We also want them to get a feel of our Royal Oceancrest development, and of course to further improve their investment buying journey as a whole,” he said.

Primary Homes is riding the growth momentum of Bohol, particularly in the sphere of tourism which is currently hitting better numbers since the country’s opening of borders in February last year.

“Bohol has one of the country’s most promising real estate industries. Tourism here is booming. Incomes are rising. These are some of the factors that fuel our optimism towards Panglao,” Espina said.

Visitor arrivals in Bohol totaled 177,341 in 2020 from 1.5 million in 2019. Foreign arrivals during the year stood at 68,104 while domestic arrivals were at 109,237. In 2021, domestic tourists made up most of Bohol’s visitor arrivals at 178,654. Foreign visitors were at 1,127.

Moreover, the executive added that Royal Oceancrest Panglao 2 could help augment the room supply of the island which stands at 10,231 rooms as of 2020. Given the anticipated boom in tourism, Espina said the island would be needing more keys to addressing the so-called revenge travel, a trend that is happening globally.

Owning a unit at Royal Oceancrest Panglao 2 is also a better source of passive income for investors in this recovering economy.

Espina said now is still the best time to invest in real estate amid soaring rates. This is because buyers pay a fixed amount for the unit regardless of the interest rate environment.
